As I said earlier, rental property owners don’t negotiate or think twice about the prices. Because, let’s be honest, they already own a hundreds of thousands (if not millions) worth of asset. They want a tool that helps them keep track of profit from that asset.
They aren’t going to negotiate on prices for $30 template that solves their problem. But, that doesn’t mean, they will buy anything. They want a tool that works reliably and calculates perfectly. Designs are a plus not the deciding factor.
What do landlords and investors search for?
While rental property covers both landlords and investors, these are two distinct buyer persona.
Landlords: these look for rental property spreadsheet or something like landlord spreadsheet. If they own multiple properties, they may also search for multi-rental property spreadsheet.
Investors: on the other hand, look how to get maximum profit from the rental property. They look for property investment spreadsheet, house flipping spreadsheet, BRRRR calculator, cap rate calculator.

This is for someone who hasn’t yet bought the property. They are evaluating whether it is profitable to buy the property or not. They are also the least price-sensitive buyer you will ever have. Someone weighing a $400,000 purchase does not haggle over a $25 calculator.
You want to include all the tabs needed for the buyer to assess and evaluate whether to invest in a property or not.
- Purchase inputs: price, deposit, closing costs, immediate repairs
- Rental income with vacancy allowance
- Operating expenses: tax, insurance, HOA, management, maintenance reserveNet operating income, debt service, cash flow
- Metrics: cap rate, cash-on-cash, gross rent multiplier, DSCR

Why it sells. A first-time investor is generally more prone to analyze the deal but doesn’t really know which numbers matter. Your deal quality summary answers that in one line, and DSCR is the specific gap to exploit.
6. House flipping calculator and renovation budget

This is for someone who wants to purchase a rental property, renovate it, and sell it at a profit.

7. BRRRR calculator

BRRRR means Buy, Rehab, Rent, Refinance, Repeat. A calculator for it models one deal through all five stages and answers a single question: how much of my own cash comes back out at the end.

- Phase two: stabilized rent, operating costs, cash flow under bridge financing
- Phase three: refinance at 70 to 75% of ARV, new payment, cash-out proceeds, capital left in
- Phase four: returns on remaining equity

Why it sells. The refinance phase is the whole strategy and ordinary rental calculators can’t model it, which is why this buyer searches for BRRRR by name rather than browsing.
